Six ways to work with us.

Each one runs on the same rules: written scope, fixed price, a real schedule, and the owner on site. Find the one that fits your project, then tell us about it.

Semi-custom and custom homes

Your lot, your plans, a price agreed before we dig.

A custom home is the one you have been sketching for years. A semi-custom home starts from a proven plan and changes what matters to you: the kitchen, the layout, the finishes. Either way, we price it in writing before any work starts and build it to that number.

We handle permits, the building department, inspections and every trade on site. You deal with one person.

Spec homes

Finished homes, built the way we build for clients.

A spec home is one we build on our own lot and sell when it's done, or while it's under way. Because we run the whole job, you get a new home at a clear price without managing a build.

Buy early enough and you can still choose finishes.

Who it's for

Buyers who want a new home without the wait or the decisions of a custom build, and buyers who want new construction at a set price.

How it works

  • Ask what we have under construction or planned
  • Walk the site or the plans with Luis
  • Reserve the home; choose finishes if the schedule allows
  • Close when the home is complete and inspected

What you get

  • New construction with a known completion date
  • The same materials and standards as our client builds
  • One-year workmanship warranty

Investor and rental builds

Built to a number that works on paper.

Rental houses and investment properties have to pencil out. We build them to a budget and a schedule you can underwrite, with durable finishes that hold up to tenants and keep turnover costs down.

One home or several, new build or a renovation of a property you just bought.

Who it's for

Investors building or renovating rental homes, small multi-unit projects, and buyers fixing up a property to rent or resell.

How it works

  • Review the property or lot and your target numbers
  • Itemized estimate with options at different price points
  • Fixed-price contract and schedule
  • Build, inspections and a finished product ready to lease or list

What you get

  • A price you can underwrite before you commit
  • Finishes chosen for durability and resale
  • A schedule that protects your carrying costs
  • One-year workmanship warranty

Accessory dwelling units

A second home on the lot you already own.

An ADU is a small, complete house behind or beside your main home: its own kitchen, baths and entrance. Families use them for parents or adult kids; investors use them for rental income on land they already have.

New or converted: our Mint Hill ADU was built from the staked lot up, and our Belmont project turned an existing block garage into a two-bedroom home. Both are on the Projects page with photos at every stage.

Who it's for

Homeowners with room on the lot who want space for family or rental income, and investors adding a unit to a property they own.

How it works

  • Check the lot and local zoning rules for ADUs with you
  • Plans sized to the lot and your budget
  • Permits, utilities and site work
  • Build on a slab or crawl space, inspections at every stage
  • Final walkthrough and certificate of occupancy

What you get

  • A complete, permitted second home
  • Fixed price and schedule in writing
  • Finishes matched to your use, family or rental
  • One-year workmanship warranty

Plans and engineering

Plans drawn and engineered. Free when we build them.

Every build starts with a set of plans the building department will accept. We draft house plans and have them engineered, so you don't need to find an architect before you talk to a builder.

If you build with J&I, the plans are free. If you already have a builder or general contractor, we draft and engineer plans for you as a standalone service.

Who it's for

Anyone starting a new home, ADU, addition or major remodel, whether they build with us or with someone else.

How it works

  • Talk through what you want: rooms, size, style, budget
  • We draft the plans and revise them with you
  • Engineering and a permit-ready set
  • Build with us and the plans cost nothing; otherwise, a quoted flat fee

What you get

  • Permit-ready plans with engineering
  • Plans sized to your lot and your budget, not a stock design
  • Free when you build with J&I

Additions and remodels

Your current home, done right.

Kitchens, bathrooms, second stories, room additions and whole-house renovations. We came up doing drywall, paint and trim on production homes, so the finish work in a remodel is where we started.

The Landis project on our Projects page is a full remodel: a 1937 home taken to the studs and rebuilt.

Who it's for

Homeowners who want to stay where they are and fix what isn't working, and owners of older homes that need updating before sale or rental.

How it works

  • Walk the house together and talk through what you want changed
  • Written scope and itemized estimate, with allowances spelled out
  • Permits where required, then demolition and build
  • Daily clean-up, so you can live in the house while we work when possible
  • Walkthrough and punch list

What you get

  • Fixed price with allowances in writing
  • Dust and debris controlled, site cleaned daily
  • Structural, electrical and plumbing handled by licensed trades
  • One-year workmanship warranty

Questions we get asked

Straight answers to the things homeowners and investors ask before they call.

How much does it cost to build a custom home in the Charlotte area?

Most of our custom homes land between $175 and $300 per square foot for the house itself, depending on finishes, foundation type and the lot. Land, site work, well and septic, and permits are separate. We price every project in writing before any work starts, and we build to the number we agree on.

Can I build an ADU or second home on my lot in North Carolina?

Often, yes. Charlotte, Mint Hill, Concord and many other towns in the region allow accessory dwelling units, each with its own rules on size, setbacks and parking. We check your lot and the local ordinance with you before anything is drawn, and we handle the permit.

How long does it take to build a house?

A typical custom home takes 8 to 12 months from permit to final walkthrough. An ADU takes 4 to 6 months. A full remodel like our Landis project takes 3 to 5 months. We give you a start date and a finish date in your contract.

Do you need my own plans, or can you provide them?

Either. Bring your plans, or we draft and engineer a set for you. If you build with J&I, the plans are free. If you already have a builder, we offer plans and engineering as a standalone service.

Do you work with investors and rental property owners?

Yes. We build single rental homes, ADUs for rental income, and small multi-unit projects, priced so the numbers work on paper and finished for durability.

Are you licensed and insured?

J&I Custom Homes, LLC holds North Carolina General Contractor License #87561. Every project is permitted and inspected, and our work carries a one-year workmanship warranty.

What areas do you serve?

Charlotte and the surrounding counties: Mecklenburg, Cabarrus, Iredell, Rowan, Lincoln, Gaston, Union, Stanly, Catawba and Davidson. Our office is in Huntersville. We also travel for projects outside that area; distance alone does not rule a job out.
